London-based investment platform The Football Factory has reached an agreement to take over management of Portuguese club Florgrade FC, with plans to build a multi-use sports city in Cortegaça. Competing in the Série 2 of the Campeonato de Portugal, the club will serve as the initial anchor for the firm’s European expansion model linking club operations with real estate development and technology.
The deal was formalized on the 8th in Ovar when TFF founder and CEO Edoardo Giacone and Florgrade FC founder and leader José Carlos Ferreira signed the agreement. The transaction remains subject to pending conditions, according to the investing platform. Neither party disclosed the financial terms of the takeover.
Under the terms of the formal agreement, Florgrade FC will host the first standardized “football citadel” developed by The Football Factory. The London-based company intends to construct an integrated complex anchored by a new stadium, training academy, hotel, residential spaces, retail areas, commercial offices, and a congress center. The master plan also incorporates a medical center and artificial intelligence solutions designed to manage club assets and surrounding commercial operations.
The project is designed to generate year-round economic activity rather than functioning strictly on matchdays. The real estate and infrastructure development depends on final regulatory approvals from local authorities in Cortegaça and the municipality of Ovar. Despite those pending permits, corporate leadership intends to begin work once conditions are met.
Edoardo Giacone expressed enthusiasm for establishing the project in Portugal. “We couldn’t be happier. Portugal — and this region, in particular — is simply the ideal location to kick off The Football Factory model,” Giacone said in a corporate announcement, adding that the development will combine football growth with community reinforcement.
José Carlos Ferreira, a former central defender and member of the family that owns the cork manufacturing firm Florgrade in Rio Meão, Santa Maria da Feira, supported the transition. Ferreira noted that the partnership serves the best interests of Ovar and everyone associated with the club. “It is an opportunity to generate value and improve the quality of life throughout our community,” Ferreira stated.
Florgrade FC originated through corporate football competitions before entering official 11-a-side play in 2019. The club shifted its official headquarters in March 2022 to the neighboring municipality of Ovar, playing home fixtures at the Campo Desportivo do Buçaquinho in Cortegaça. Management of the team is scheduled to pass entirely to The Football Factory ahead of the upcoming season.
Exact timelines for breaking ground on the new stadium and commercial zones remain contingent on local municipal sign-offs.
